Property Viewings
We facilitate property viewings for potential tenants. Our team manages all aspects of the viewing process, including planning and coordination with the current tenant for a seamless experience.
Reports
Each month, you’ll receive a report detailing rents collected and payments made directly to your bank account. Stay informed about the financial performance of your property effortlessly.
Tenant Vetting
Prospective tenants must complete an application and provide references. We conduct a thorough verification of these references and perform additional checks, providing valuable insights to facilitate the final decision-making process. Our commitment is to select the right tenant for your property.
Tenancy Agreement
We craft tenancy agreements for your properties in strict compliance with current legislation, ensuring comprehensive protection for your interests and investment. This process also involves incorporating any special conditions.
Bond Lodgement
We collect a bond from the new tenant and securely lodge it with the Tenancy Services Bond Centre, adhering to the legal requirements and safeguarding both parties involved.
Property Condition Report
As part of our service, we furnish tenants with a comprehensive report upon move-in, incorporating photographs and a detailed description of the property’s condition. This meticulous documentation ensures transparency and sets clear expectations for both parties.
Rent Collection
We facilitate seamless rent collection by setting up automatic payments. Our advanced system promptly detects any arrears, allowing us to address the situation swiftly and efficiently, minimising disruptions in the payment process.
Property Inspections
Our dedicated team conducts comprehensive property inspections, delivering a detailed report to both you and the tenant. We manage tenant responsibilities and conduct follow-up inspections to ensure responsibilities are being met. Final inspections are performed upon tenants moving out, before the bond is released.
Maintenance
We handle all organising of maintenance, from emergency to routine tasks, including electrical, plumbing, cleaning, and garden maintenance. Our dedicated team collaborates with trusted tradespeople to ensure your property is well-maintained.
This is covered in the management fee for the first $500 of maintenance and repairs organised, 10% on maintenance and repairs organised after that in any given financial year.
Disputes
Trust our experienced team to manage mediation and address issues escalated to the Tenancy Tribunal. We act on your behalf, employing strategic expertise, especially in cases requiring an eviction process.
